Warranty Deeds are used to convey title to real property and provide promises or guarantees from the seller that he or she is the owner of the property, has a right to convey the property, and that the property is free and clear of liens and other types of encumbrances. This warranty deed is used when the transfer is to one person or to tenants in common. “Tenants in common" is a form of co-ownership by which each owner holds an undivided interest in real property as if he or she was the sole owner. Upon death of one co-tenant, the interest of the deceased co-tenant passes to his or her heirs. This form has extra space for a lengthy property description.
